Can foreigners buy property in Guatemala? +

Yes — foreigners can own titled property outright with the same rights as Guatemalans, with one constitutional exception: rural land near international borders and coastlines has restrictions for foreign buyers. Urban property in Antigua, Guatemala City or around Lake Atitlan is fully available.

How do I verify a property title? +

Every legitimate title is registered in the RGP (Registro General de la Propiedad), which is searchable by registration number. Your notario pulls the certified history showing the current owner, liens and mortgages. Never buy on the basis of a photocopy of an escritura — unregistered or communal land claims are the classic foreigner mistake, especially around the lake.

What does the buying process cost? +

Beyond the price, budget roughly 1-2% for the notario (who in Guatemala is a highly regulated attorney that drafts and registers the deed), registration fees, and the property transfer tax (3% stamp tax on resale properties; first sales from a developer carry 12% VAT instead). Annual property tax (IUSI) is low by international standards.

Can I get a mortgage as a foreigner? +

Difficult without Guatemalan residency and local income history. Most foreign purchases are cash. Some banks lend to residents with local income; developer financing exists for new projects. Plan on cash or financing from your home country.

Where do expats actually buy? +

Antigua commands premium prices for colonial property and rental income potential. Lake Atitlan (Panajachel, San Marcos, Santa Cruz) is cheaper but title diligence is critical. Guatemala City zones 10, 14, 15 and 16 are the apartment market with the most liquidity. The Pacific coast (Monterrico) is the budget beach play.

Is rental income from Guatemala taxable? +

Yes — rental income earned in Guatemala is taxable there (simplified regimes exist with modest effective rates), and your home country may tax it too, usually with credit for tax paid. Get local accounting advice before depending on Airbnb projections.
